Is this the year of the Tahoe lakefront?
There are currently 16 active lakefront listings on the California side from Kings Beach to Rubicon Bay. Eleven lakefronts have sold this year and there are three more currently in escrow. There are two standout sales. One for $40 million on the Westshore’s premier street, Sunnyside Lane, and the other on the North Shore walking distance to Tahoe City for $22 million. Unfortunately the answer is no, I wasn’t involved in either of these transactions. The median sale price so far this year is $3.7 million. The average sale price, skewed by the record sales, is currently $8.9 million. And the other answer is yes, when a house is truly worth $40 million, you don’t even bother with pictures in the listing.
There were 26 lakefront sales in 2017 with a median price point of $3.8 million. The average was a more typical $4.75 million.
4510 North Lake Boulevard is an intriguing lakefront. It isn’t your normal big family home and it isn’t your everyday pier. The pier is a grandfathered in style that can’t be duplicated. If you don’t have it now or find one to buy you aren’t going to get one like this. I have only seen a few. The house is intimate and has couples in mind. It would be an amazing place to get away with your spouse for weekends. There is room for family and even some expansion possibilities. It is cool. It is overpriced at $4.8 million with no garage and some, let’s call them athletic, steps down to the pier and deck area. I do think it will sell for less, at least if they really want to sell. It has a surprisingly nice feeling of privacy with decent separation from the road.
6650 North Lake Boulevard has that Caribbean, house is leaning over the water, feel. You rarely see this on Tahoe. On the other side you have a big private yard with a driveway that winds down to the house behind a gate. Yet with this privacy you can still walk to Tahoe Vista’s cool little ice cream shop and other restaurants. That is a mixture not always easy to find. The pier would become a sand bar pier on low water years but with two buoys your boat would never be far away. The cool rustic cabin feel is pretty fun but the possibilities this site offers with coverage for redevelopment are tempting. Listed at $4.59 they will need to be flexible to sell.
There will be more lakefronts hitting the market this year as well. They might not be cheap but there will be more.
It takes a lot of coordination to see lakefronts so think ahead if you desire to look this summer.
