New Building Trends
On the higher end builds, $1 million and up and in the newer resort communities, I am seeing an emphasis on modern builds but with a mountain feel still. Shed roofs are very popular with their modern look. Green or LEED certified building is also a big talking point but the reality of this building is the expense. It is still too expensive for the more moderately priced homes being built, basically most homes under $1 million in our region. Often custom builds seem to start with those intentions but when building costs come in higher than expected the green and LEED building ideas tend to get cut first. On the higher end we have seen consumers willing to spend the extra money recently and be willing to pay a higher price per square foot than their neighbors.
Consumers still seem to want a mountain feel home though which I am happy to see. There have been a few really modern homes but overall a mountain modern has been the attraction.
As always with Tahoe being an outdoor community the outdoor space is key. A home that has somehow not emphasized the outdoor space, even if primarily for winter users, seems to inevitably be the one that sits the longest on the market.
There is a lot of new building going on so it is easy to see with a drive through a few Tahoe communities. So get out and take a little drive, or even better yet a spin on your bike, and check out some of the new builds. Gray’s Crossing is the easiest very active building area to get out and see the variety of new homes being built. If you would like to see a few interiors of course feel free to give me a call.
