The West Shore is some pretty good relaxed livin, especially in the summer. This one just went into escrow with multiple offers after one weekend on the market. That means full price took the prize. The views of Lake Tahoe are great, although filtered. Views of Tahoe are an attribute of $1 million plus homes. This one has views from almost every room.The house was immaculate. The yard and exterior were pristine which means the seller is a full timer. Perfect yards and exteriors are not the norm for Tahoe unless there is a full time yard service or owner. The kitchen is small but very nice. At 2,000 square feet this one is in the sweet spot for size. The interior and finishes are nice with some updates. Two car garage is pretty much a must over $1 million unless you are on the lake or huge views.
This home is in Talmont Heights which comes with access to Tahoe Park next to Sunnyside. This means buoy and pier access. The park can include toy storage and great barbecuing by the lake. A Tahoe Park membership rule of thumb is that it adds $50,000 to a home value.
Beach, buoy and pier access is very valuable for properties in the Tahoe Basin.
For $1,400,000 in Truckee you would get an entry level Gray’s Crossing home or a top of the market Tahoe Donner pad with views most likely.
