The 4th quarter ended with a flurry of full time residential sales for us in our local community of Sierra Meadows and Martis Woods Estates. The three sales we helped with in our backyard, two of them literally in our backyards, helped cap another top producing realtor year for Doug Flynn Real Estate in 2016, we ended up doing 26 sales for the year placing us in the top 30 in sales for the Tahoe MLS.
It is always fun to work in our own neighborhood and we definitely feel good when our friends ask us to represent them buying and selling locally. We do a mix of both full time and second home work but it always does make us proud and feel good about the work we do when local friends ask for our assistance.
On our own Frond Road we represented the buyers in purchasing 11903 Frond Road which really is a special lot at the end of the cul de sac. It has wonderful views, is on over an acre lot and the Schaffer’s Mill golf course is the back yard in the distance so they will always have a nice setting, plus they get to have us as neighbors. It will be fun to watch them raise their new family as they just had a baby after moving in. I am sure they will be fun neighbors too. Anyone who has a dog named Bo Jackson is going to be fun to have in the hood.
We listed 10132 Shore Pine Road for $545,000 and it was a very popular and competitive listing. The sellers did an amazing job maintaining and improving the home over the years. It sold with multiple offers for $565,000. Truly great setting and backyard. We said goodbye to dear friends who moved north to less snowy conditions. They must have seen what was coming! The new owners are extremely happy though as they moved here for snow…and they got it!
In Martis Woods Estates we listed 11640 Kleckner Court for $795,000. This too was a very active listing and sold for above asking at $800,000. The Martis Woods Estates and Ponderosa Ranchos area are all part of our neighborhood and blend together in a way. They are one acre lots and just a great area. This is one of the two areas Erin would consider selling our house and moving to. She loves that area. 11640 Klecker is just a fabulous house with so much character on an amazing lot. The local family with their young kids is going to be so happy. Friends of ours and their kids also just moved in across the street there so that sleepy little street just got a lot more active.
We really appreciate our local business and look to make an emphasis on doing more in 2017 and beyond in the Sierra Meadows, Martis Woods Estates, Ponderosa Ranchos, Pine Cone Estates, Ponderosa Palisades, Winter Creek, Brockway and Ponderosa golf course area. Sounds confusing but all these little areas are all right here in our surrounding area between the Cottonwood and 267. With Erin’s enhanced involvement this expanding emphasis is made possible.
